Bi-Annual House Maintenance in La Jolla Bird Rock Community

We do regular home painting maintenance for a 20+ year client who lives in the Bird Rock beach community in La Jolla. The home sits right on the ocean, so it requires a bit more ongoing maintenance than a home across the street from the ocean would need. We did a complete exterior repaint about 8 years ago and are then hired to maintenance the wood and stucco surfaces about every 2 years.

This fall season, the main areas of restoration work we completed were a wood door, damaged thresholds and a gate . Our foreman Troy headed up the paint maintenance last month (along with Bernie) and the painters spent about 2 weeks working on repairs and touch-ups.

Threshold & Door

One door threshold had been damaged by a sprinkler over the course of a year since neither the the customer nor groundskeeper had noticed the door and threshold were taking a direct hit with water every day.

Restoration Process:

To remedy the situation, we dug out the dry rot, applied minwax wood hardener to the affected areas, then roughed up the wood to expose the wood for proper adherence for the epoxy primer: a Flex Tec epoxy patch. After the epoxy dried, we sanded the door and primed the epoxy patches with primeplus primer. After the primer dried we skim-coated the areas with Wunderfixx by Rapid Set and fortified the Wunderfixx with Acryl 60 stucco waterproofing adhesive. Next we sanded, applied two coats of primer and finished with 2 coats of syn lustro oil-based finish from Dunn Edwards in Frazee's White Shadow.

For the threshold we applied a base-coat of yellow latex enamel and applied a brownish glaze to achieve a faux stained-wood appearance, then finished with 2 coats of polyurethane.

Gate

The gate takes the brunt of the ocean weather and marine layer mist, and all of the screws had rusted and popped up the many layers of paint on the gate.

Restoration Process:

For the gate: the process was similar to the restoration for the door and threshold. We scraped the rusted screw pops and dug out the dryrot, then we applied naval jelly rust remover to the screw heads and scraped them with a wire brush to remove rust. After the rust was gone, we cleaned away the residue and applied rust grip primer over the screw heads and minwax wood hardener to all the dugout dry rot areas. Next, we used the same processes on the wood as with the door. But in addition to priming with epoxy, we caulked cracks with permathane oil-based sealant and waited 24 hours before priming the sealant and finishing with 2 coats of syn lustro oil-based finish from Dunn Edwards in Frazee's White Shadow.

Even though the processes were intricate, they were not as difficult as tipping out and replacing the threshold and jamb.

The guys sure did a great job, and I am glad they got so many good photos to show you all the work that was completed.
